widely regarded as one of the finest homes available on the
rental market.
With a games room, superb private pool and Spa, and a state
of the art entertainment package this home is for the guest who
seeks the very best for that special vacation experience.
This superbly designed home, positioned just across the lake,
is situated in the exclusive and highly sought after gated
community of Formosa Gardens, in Sea Pearl Circle. Located just
off the west side of Highway 192, directly behind the ill fated
Splendid China, this family-owned villa enjoys the status of
being on the closest residential community to Walt Disney World,
and only 15/20 minutes away from the excitement of Universal
Studios and Sea World.
Formosa Gardens is a luxury gated community only 30 minutes
from Orlando International Airport, within easy access of the
main Interstate 4 highway, and close to numerous fine
restaurants, shops and supermarkets on Highway 192.
The 'Mermaid' occupies a prime lot on this estate, benefits
from a large extended sundeck around a South facing swimming
pool, and enjoys picturesque views over a natural lake and
conservation area.
The home is fully air conditioned throughout and has a
spacious living area, a sitting room / den that does convert to
a 5th bedroom, a luxurious dining area, a superbly furnished
games room, a well equipped children bedroom complete complete
with PS2, 3 other large double bedrooms, 3 full bathrooms, 1 of
which is a Master with full en-suite, and a kitchen of real
quality.
This property is one of the most luxurious on offer for
holiday rental in the Disney area and will not disappoint. We
cater for our guests in a way that few others can and no expense
has been spared to provide a home which will provide you with
many magical memories of your Florida vacation.
For that reason, and the safety and comfort of all our
guests, we request that there be no smoking within the property.
Pets are also NOT allowed, and our Property Management Company
is always on hand to offer additional service when required.
The living room: The spacious lounge features upgraded
furniture and is tastefully decorated. There is a large 42" TV,
complete with surround sound system, DVD and state of the art
sound system. We also have a small selections of DVD's available
which cater for all tastes. From this room you can step out onto
the oversized pool deck, or simply look out through the patio
doors and admire the beautiful view. Adjoining the living area
is a breakfast table, which in turn leads to the kitchen.
The dining room: This beautiful room has a large dining table
and seating for 6. A very spacious area, the dining room is
located next to the den, which doubles up as a 5th bedroom.
Breakfast kitchen: The fully fitted kitchen has every
appliance that you could desire, namely a full-size electric
cooker, microwave, dishwasher, and a fridge/freezer with ice
maker. There is also a blender, toaster, kettle and coffeemaker.
The separate laundry room has a large automatic washing machine
and tumble dryer.
King master suite: The luxurious master bedroom has a
king-size double bed, large screen cable TV and piped in music.
It also features a private en suite bathroom which houses a
roman tub, and seperate shower. With all the upgrades this
bathroom is simply stunning.
Swimming pool: The oversize swimming pool is the highlight of
this home, and is enhanced by the figure of a mermaid engraved
in the floor tile, from which the home gets it's name. It is
said by some that if you actually swim down and kiss the
mermaid, while making a wish, that your wish will come true. I
have tried it several times and so far the Mother-in-law has
stayed away, so maybe there really is something in the legend!!.

The pictures do not do this pool justice, and the addition of
a spa, with seperate automated controls, makes this pool area
one of the finest offered in any short term rental property. An
optical light, which changes colour to suit the mood, makes the
pool perfect for that late night swim and you can't help but
find this so relaxing. The large sundeck is fully-equipped with
a generous selection of pool furniture, and a gas fired BBQ is
also available just off property.
Queen bedroom #1: The first Queen bedroom has a floral theme
and is furnished with a Queen sized bed, dresser, and a wall
mounted TV and DVD. The second full bathroom is located directly
next to this bedroom.
Queen bedroom #2; The second Queen room is tastefully
furnished on the theme of the beach, and also enjoys a wall
mounted TV and DVD player, and a dresser.
Twin/twin bedroom: The childrens bedroom is very unique in
that it has 2 sets of bunk beds which means that 4 children can
sleep in it. This deceptively spacious room. like all the
others, has a TV and DVD, but there is also a PS2 available to
keep the kids occupied for hours!.
Den; The very spacious den has a Queen size sofa bed and an
entertainment unit. This is either another bedroom or a quite
beautiful sitting room, and the home is licensed so that it can
be used as either.
Games room: The games room is air conditioned, has cable TV
too, and houses a hand made, high quality pool table and a
superb air hockey table. Again, tastefully furnished, this is
very much an upgraded games room by any standards.
This really is a superb executive plus villa, furnished to
the highest standard, and has quite rightly been regarded by our
many visitors as one of the finest short term rental homes

Cancellation Policy: The Guest may cancel their booking at
any time up to 7 days before the Rental Period. In the event
that the Guest exercises their right to cancel, the Company will
levy the following cancellation policy penalty rates of the
Total Rental Fee (amount shown on booking confirmation).
- Up to 30 Days prior to arrival, $50 administration fee plus
tax
- Between 30 and 14 Days prior to arrival, 25%
- Less than 14 Days prior to arrival, 50%
- Less than 7 days prior to arrival, 100%
Cancellations at any time when the rental period falls over
Holidays and Peak Seasons are subject to a 100% of the total
rental fee penalty.
The Company regrets that it is unable to waive any of the
cancellation charges above, whatever the circumstances, and
reminds clients that any refunds due to them due to
cancellation, which were originally paid by Credit Card, will be
subject to a 4% merchant fee to cover costs incurred by The
company in processing the original reservation.
