BOOKING TERMS AND CONDITIONS
These booking terms and conditions form the contract
between villatorent and the property owners (together
referred to as We) and the person signing the booking
form who must be over 18 years of age and who shall be
deemed to sign the form on behalf of all the persons
listed on it. This contract is formed in N Ireland when
we receive your completed form and is subject to N
Please note that each villa is licensed to accept a
stated maximum number of guests. This is for the
protection of both house owners and guest and this
cannot be exceeded.
No contract shall exist until we have received a
completed booking form and/or the 20% non refundable
booking deposit or full payment including the security
deposit if the booking is made less than six weeks
Upon receipt of your initial reservation
your dates will be held for one week to allow you to
complete and return the booking form and your
non-refundable 20% deposit or full payment. You will
then be provided written confirmation of your booking by
The balance of the booking should be paid not less than
six weeks before arrival together with a security
Payments can be made by
with credit card or via Paypal (no surcharge).
The security/breakage deposit is to cover such items as
excessive cleaning costs, excessive use of electricity
(e.g. .air conditioning on full with external doors
open) damage, breakage and loss to any of the villas or
contents. This deposit, less any charges (if
applicable), will be refunded by cheque within three
weeks of departure when the management company has
completed its inventory and occupancy report. Renters
are liable for all loss and damage to villas caused by
them during their stay. Our agents and we reserve the
right of entry at any time.
We cannot accept liability for death, personal injury,
sickness, accident, delay, loss of luggage or personal
belongings or any other loss that may occur whilst
renting one of our villas.
It is particularly important that children are
supervised at all times in and around the pool area.
The pools are between 3 feet and 6 feet deep and while
pool alarms or safety fences have been installed in each
home it is your responsibility to ensure the safety of
We accept no responsibility or liability for any loss or
damage or alteration to the terms of your reservation
caused by events beyond our control including, but not
restricted to, war, terrorist activity, civil commotion,
flight delays or cancellations, airport closures,
weather conditions, fire, flood, or industrial dispute.
We cannot accept any liability for the failure of public
services such as water, electricity, or gas supplies.
Nor for the consequences of the actions or omissions of
persons who may control or supply main services or any
actions taken in the vicinity of the property reserved
by an authority over which we have no control. We
cannot accept any liability for the failure of air
conditioning systems, any part of the pool heating,
telephone, cable TV, Internet access or of any household
appliance. We will endeavour to get an engineer out as
soon as possible to rectify any problems. This does not
affect your statutory rights as a consumer.
The homes have a local professional management company.
Should you experience any problems during your stay then
please contact them and they will do their best to
assist and rectify the problem as soon as practically
possible. Calls made to the company early on a weekday
morning will be addressed on the same day, where at all
possible. In the case of an emergency, there is
an answering service available outside office hours
which will pass on the situation to the management
Please note that no pets are allowed in the villas.
Smoking is not permitted inside any of the villas
although it is permitted outside around pool area. Your
cooperation is requested and appreciated on this since
it will keep the villa odour free and prevent the
triggering of the sophisticated smoke detectors
The rental period begins at 4 pm on the day of arrival
and terminates at 11am on the day of departure for 4 to
6 bedroom homes. For 7 bedroom homes the rental period
begins at 5pm on the day of arrival and ends at 10am on
the day of departure. The villa is professionally
cleaned and inspected before and after each rental.
Lawn and pool care are provided on a weekly basis.
Cancellations are only accepted in writing. In the
event that you cancel your reservation or we have to
cancel due to non-payment of the balance by six weeks
before arrival then we reserve the right to retain any
payments already made. If you advise us of a
cancellation at least two months before your stay, we
will endeavour to find a suitable replacement booking.
If we are successful in obtaining a new booking (not
simply another party transferring from one of our other
homes) at the same rate to which you had agreed, we will
be happy to refund 50% of your deposit.
You are recommended to take out adequate
holiday/vacation insurance to cover possible
