Descriptive Title of Home: This beautifully decorated villa is situated on Indian Point, Kissimmee. It is fully air conditioned and has four bedrooms to sleep up to 10.The two double bedrooms have en-suite bathrooms, a Scooby-do theme room sleeps three, on an American style bunk, and a fourth bedroom with twin beds .A bathroom with shower and bath situated in between them. A fold away bed is also available if the children don't want to be separated.

The living room and two bedrooms look out onto the pool. Our pool is a larger than average 36 by 15 with a smaller 2 deep pool that doubles up as a Jacuzzi/spa to relax you after a busy day.The net covered patio has recently been extended to make the most of that Floridian sunshine, with loungers and tables to enable you to enjoy a quiet afternoon away from the parks.

All bed linen and towels are included plus many extras such as cot, high chair, hairdryers, golf clubs, tennis rackets, cable T.V. and hi-fi.

We aim to make our villa a home away from home with some added extras like ceiling sweep fans and additional ceiling lights (not normally found in American homes) in all rooms. Our management team will clean the villa before your arrival, leaving you a welcome pack of essentials e.g. tea, coffee and soft drinks and even a beer or bottle of wine after your long flight. They will contact you shortly after your arrival and will be on hand to help in case any queries should arise.

The American Disney holiday is a holiday of a lifetime for children and adults too. We aim to make our villa part of that experience. Fun and relaxation all the way.

Further Description: Our villa is situated in a quiet cul-de-sac on the edge of Indian Point. Near to a kiddies playground, with climbing frame and bark floor, and a small lake with a fitness track surrounding it for the energetic. Also on the development you will find a communal recreational facility, including a pool and tennis courts.

Of course, being in America there will be plenty of golf courses for you to improve your handicap.

Indian Point is adjacent to Ponciana Boulevard near to the Highway 192 in Kissimmee.

Although you may use the main entrance the first time you visit the estate you will soon realize that the rear entrance will bring you out next to the Wal-mart and close to the Medieval Times on the 192. A short cut to all the main eating-houses and route to all the theme parks.

Disney World, Universal Studios, Sea world and Kennedy Space Center to name but a few, are within easy reach.

Wal-mart is open 24hrs a day and sells everything you could think of from loaves to lobsters and T shirts to tyres (don t worry it sells everyday food too).

Along the 192 you will find somewhere to eat for every taste and every pocket, so you can have a slap up meal or enjoy an infamous all you can eat buffet at breakfast, dinner or tea.

The 192 also cater for the shoppers with retail outlets for every purpose or you may take a short journey to one of the large Malls.

With our villa being one of the last to be build on this development we managed to secure a larger than normal plot, with added privacy as it does not back onto other villas. Also enabling us to have a larger pool and extended patio, to make the most of that Florida sunshine all year round.

On furnishing and decorating our villa we wanted to add a personal touch by including many extras not found in most American Homes. Our aim was to provide a home in America. Not just a rental accommodation, we think you will agree.

The villa has a spacious living room, with large patio doors looking out onto the pool. The dining table will seat six or if you prefer, you can eat in the sunny breakfast nook in the kitchen, which also has a small table.

With four bedrooms the villa will comfortably sleep 10.

Each of the four bedrooms lead off the living room, the master bedroom is on the opposite side to the other three. The two larger rooms have en-suite bathrooms and the twin and the bunk bedroom share a bathroom with shower, bath and WC. There is a collapsible bed in the garage if the children want to stay together.

The master bedroom also overlooks the patio and pool, as does the twin bedroom.

On your arrival at the villa you will find a FREE Welcome Pack. We are sure that after your long flight you will appreciate a cup of tea or coffee, or even a bottle of wine or a few beers to ease you into vacation mode.

It has its own luxury screened swimming pool, built to a larger specification than normal, with a paddling pool which doubles up as a Jacuzzi to relax your bodies after a hard day at the parks. A Bud or glass of wine always seems nicer with the Jacuzzi bubbling (we are told champagne is even better).

The pool is 36 long and 15 wide, plenty of room to stretch your arms, during a morning swim.

You will find full air conditioning in every room as well as added ceiling sweep fans and ceiling lighting. We have also installed a monitored security alarm and provided a safe for your valuables and peace of mind. We have also included beach towels and hair dryers to save on luggage space.

The pool is a large 36 x 15 , ranging from 3 to 5 in depth. It also has a 2 deep children s pool which doubles up as a heated Jacuzzi if required. Try it after a long day at the parks with a beverage of your choice. Do not worry the pool and patio area is illuminated at night.

During the winter months the pool can be heated for a small additional cost. The pool and recently extended patio area is covered with a net screen to keep the insects away but not block out any of that Florida sun. If you do need some shade, you can sit under the covered porch, which has a sweep fan to give you a cooling breeze for your comfort.

Patio speakers are provided to give you some background music of your choice, controlled from the lounge hi-fi.

Ample loungers and chairs are provided for the dry and inflatables for the pool.

LIVING ROOM

The lounge is a large, high ceiling open plan area. Central to all the bedrooms. Tastefully decorated with two leather sofas and a single chair with footstool. Coffee and occasional tables are provided with two table lamps for subdued lighting. We have added ceiling lighting and sweep fans for your comfort.

In the lounge is the home entertainment center, comprising of a 25 color TV and VCR. Digital cable package and hi fi, with additional speakers to the patio area.

Patio doors open onto the pool and patio area.

KITCHEN

The spacious open plan kitchen has a bay window nook to accommodate a breakfast table and four chairs. You may prefer to eat out but if not the kitchen is fully equipped to allow you to prepare your food but the dishwasher will let you skip the washing up! There is a large oven and hob with built in microwave and extractor fan above. An American sized fridge/freezer is provided complete with icemaker. All utensils, coffee maker, kettle, toaster and even airtight containers are provided to make your holiday as easy as possible. We have a security alarm fitted, which is controlled from near the main door.

MASTER BEDROOM

The spacious master bedroom is situated off the living room but on the opposite side to the other bedrooms for extra privacy. It is luxuriously furnished with a queen-sized bed, feature mirrored headboard and wall and window dressings. It has two bedside cabinets, both with reading lamps and a telephone alarm clock for an early morning.

There is a large mirrored dressing table and plenty of drawer space.

We have added a ceiling fan and light to keep you cool at night, and provided a 19 color TV connected to the digital cable, with its own decoder.

This bedroom comes with a large en suite containing a twin corner bath, walk in shower, twin wash vanity basins below a large illuminated mirror and a screened WC area.

This en suite has a spacious walk in wardrobe with hangers. A hair dryer and ample towels are all provided. All bed linen provided.

TWIN BEDROOM

This good-sized bedroom has two single beds separated with a bedside table and reading lamp. A ceiling fan and light have been added for your comfort to keep you cool at night. There is a large fitted wardrobe and a mirrored dressing table.

This bedroom overlooks the pool area and shares a separate bathroom. Hair dryer, towels and bed linen provided.

SCOOBY DOO ROOM

This themed room has an American Bunk Bed, single bunk with double bed below. It has been decorated with the theme of Scooby Doo, including wall paintings and bed linen to please the children. It has a set of drawers, fitted wardrobe, ceiling fan and light and a table lamp that can be used as a night-light.

DOUBLE BEDROOM

This bedroom has a double bed, mirrored dressing table, bedside cabinet with reading lamp and alarm clock, ceiling fan and light. It has a fitted wardrobe and 14 TV with standard cable package.

The en suite to this bedroom has a walk in shower cubicle, a single vanity basin with large illuminated mirror and WC. Hair dryer and ample towels are provided.

DINING ROOM

This room is situated between the kitchen and the lounge. It has a glass-topped dining table with six chairs. There is a mirrored wall to give the feeling of more space and a window over looking the entrance porch.

GARAGE

The garage has space for two cars although it is recommended to leave your car outside on the driveway to show the villa is occupied.

The garage contains a laundry consisting of a full size washing machine and tumble dryer. An ironing board and iron is provided. The garage also contains a cabinet housing sports equipment: e.g. three sets of golf clubs, tennis rackets and pool toys.

We store the cot, high chair and the folding bed in the garage, which then can be moved to the appropriate rooms.
