away. This home is professionally maintained and fully licensed, sumptuously furnished to
the highest standards with full air conditioning and ceiling fans for your comfort.
3431 square foot not only gives plenty of sleeping accommodation in
the utmost luxury, but plenty of living space too! This home has Cable TV's in all
bedrooms including the family room which also provides a Sony Playstation with a couple of
games. The living room has a large TV with surround sound DVD system, a full games room
can be found just off the living room.
The kitchen is well equipped with center island, larder and formal
dining for the whole family.
There is one queen en-suite bedroom located downstairs with walk
in, sit down shower that can be used by guests wishing to avoid the stairs. Upstairs are a
further 5 bedrooms including a stunning king en-suite master, a second queen en-suite
master, a large king and two single bed twins with communal bathroom.
Regrettably pets are not permitted and the owner requests that
guests refrain from smoking inside the home.

The Property
This is a brand new (Jan 06), spacious luxury self catering villa. It is fully
licensed, sumptuously furnished to the highest standards with full air conditioning and
ceiling fans for your comfort.
The villa offers the best of both worlds. A peaceful neighbourhood setting with the
convenience of being near all the excitement of Orlando. Close yet far enough away to
relax in peace and quiet.
Its location also offers convenient access to supermarkets with a Publix less than half
a mile in one direction and a 24-hour Wal-Mart Superstore one and a half miles in the
other direction on US27. Restaurants and shops are just minutes away on US192. Near by
Lake Tohopekaliga, or Lake Toho, as it is known by Floridians, offers fishing, boating,
camping, hiking and other outdoor activities. There are numerous golf courses near by.
This villa has Cable TV's in the living and family room as well as all the bedrooms.
All linen and towels are provided for your use within the villa. Hairdryers are
provided in all internal bathrooms.
A telephone is provided with free Local telephone calls.
General
The villa is professionally maintained by our management company who are on call and
available to assist if required. They can hire guest’s baby cots, high chairs, push
chairs, roll out child’s beds and BBQ’s. Please advise at booking of
requirements upon arrival.

Although not registered and designed to disabled standards, we did choose this villa
design so that one bedroom can be used by someone with restrictive movement.
Floor Area
3431 square feet of villa not only gives plenty of sleeping accommodation in the utmost
luxury, but plenty of living space too!.
Living Room
You enter the villa into a large living room. There is a very comfortable seating
arrangement designed for all the family to enjoy and interact together. On either side of
the sofa arrangement is a sofa bed and a single seat recliner, totalling two of each.
The sofa arrangement points towards a 50 inch TV with surround sound and multi region
DVD system. There is a small selection of DVD films but feel free to bring your favourite,
at your own risk.
Family and Dining room
The Family Room has a couple of armchairs to relax in, where you can watch TV or play
the Sony Playstation 2, a small selection of games is kept. Please note that the PS2 is
region coded and only region 1 (USA) games will work.
This area also contains the Dining Room. There is a large table arrangement with formal
seating for the whole party to enjoy meals together.
It was always a concern to us that on our previous holidays to Florida we have never
been able to all sit together as a large group to carry on the holiday banter. We
therefore designed the layout of this villa for the living and dining rooms with this in
mind.
We believe you will not find many Florida villas homes where you can all sit down
together in either of these areas and that this is part of the whole holidaying together
experience.
This whole area also overlooks the pool area.
Kitchen
The villa has a well equipped kitchen with Centre Island and all the standard luxury
features, including a large electric range, dishwasher, large fridge freezer with ice
dispenser, microwave, cookware, utensils and crockery all provided. There is a larder for
storing non perishable food stuffs.
Please remember Florida has a sub tropical climate and care must be taken with food
that is left uncovered for it will attract insects very quickly.
This area also overlooks the pool area.
Pool Area
Outside is an extended pool deck with a 15x30 foot illuminated swimming pool and
separate spa. Pool furniture is provided with view looking out over a conservation area
with orange trees to the fore.
Pool heating is available upon request. (See rate table, recommended from October to
April).
A child pool fence is provided but should not be wholly relied upon for your
child’s safety around the pool. You should watch and monitor children at all time as
we cannot accept any liability for your children’s safety.
Games Room
To help you unwind and enjoy your holiday there is a carpeted games room with full size
pool table and air hockey just off the living room.
Laundry Room
Located upstairs the laundry room contains a washing machine and tumble dryer, with
enough cleaning stuff to see you through the first few days. An ironing board with iron
for those holiday wardrobe emergencies is also located here.
Because of it’s size we also store a cool box on wheels for guests to use on their
days out. |

Master Bedroom
Located straight at the top of the stairs. From the double doors it is a stunningly
large room with enormous king bed, sofa and armoire containing 27inch TV. There is an
en-suite master bathroom containing separate bath and a shower with a large double sink
vanity unit. There is a large walk in closet containing a guest’s safety deposit box.

Master Bedroom 2
| Is located in the far right corner on the upstairs floor. It is a double bedroom with
queen bed and has a large closet, plenty of storage and a wall mounted TV. There is an
en-suite bathroom with a bath/shower, large single sink vanity unit and mirrored wall
cabinet.

Is a twin bedroom containing two single beds to the right on the upstairs floor. It has
a large closet, plenty of storage and a wall mounted TV.

Is a second twin bedroom containing two single beds to the right on the upstairs floor.

Den/Bedroom 6
Is another large double bedroom with king bed located just at the top of the stairs to
